Remonter

Give one agent an exclusive mandate, prepare the certificates early and, if you have already moved, sign the deed by notarial power of attorney. Selling your main residence stays exempt from the 16.5% capital-gains tax even after you relocate (Notaire.be, 2026).

A job move puts a home sale on a clock, and the goal is to sell well without being physically present for every step. The first decision is the mandate. Handing one agency an exclusive mandate concentrates effort and accountability, so viewings, feedback and negotiation continue seamlessly once you have left the region or the country. A single, consistent asking price also protects your value, whereas the same house advertised at different figures by several agents signals weakness to buyers.

Preparation is what lets a relocation sale run without you. Order the EPC (PEB) and, where the installation is old enough to require it, the electrical compliance certificate (CE) before you go, and assemble the cadastral extract and planning information. With the file complete, an accepted offer can convert into a preliminary agreement in days rather than weeks, and any questions from buyers or the notary can be answered from the documents rather than from your presence.

Distance is a solved problem. If you have already relocated, you can grant a notarial power of attorney to a trusted person or to the notary’s office to sign the preliminary agreement and the final deed on your behalf, and Belgian notaries can also organise remote signing. The reassuring tax point is that moving away for work does not cost you the main-residence relief: the gain on your former home remains exempt from the 16.5% speculative capital-gains tax, since it was your family home (Notaire.be, 2026). One overlooked detail is the property tax (précompte immobilier), which is apportioned between seller and buyer pro rata to the deed date, so you only bear it for the part of the year you owned the home.

The practical answer is to build a sale that functions in your absence: exclusive mandate, complete paperwork, a power of attorney lined up, and an agent who sends structured feedback so you can decide on offers from anywhere.
