Can you rent out a property rated EPC F or G in Wallonia?

Yes. In Wallonia in 2026 there is no ban on renting out a property rated EPC F or G. You must hold and display a valid EPC, but a poor label does not stop you letting or, since 1 November 2023, indexing the rent. Flanders, by contrast, has scheduled future bans on the worst-rated homes.

Wallonia has not, as of 2026, introduced a prohibition on renting energy-poor homes. A property rated F or G can be let lawfully, provided a valid EPC (PEB) certificate exists and is shown to prospective tenants and in advertising (certinergie.be, 2026). The label affects the property’s appeal and running costs, not the landlord’s legal right to rent.

Indexation is likewise unrestricted by the label now. The temporary freeze that hit F and G properties between November 2022 and October 2023 ended on 1 November 2023, so a poorly rated Walloon home is indexed by the same standard formula as any other (certinergie.be, 2026). The energy score has no effect on the amount, only the requirement to hold a valid certificate remains.

This is where regional divergence becomes sharp. Flanders has legislated a future path: from 2028 properties rated E or F cannot be indexed unless the label improves, and from 2030 they cannot be rented at all without reaching at least class D (certinergie.be, 2026). Brussels applies an indexation correction on older leases for E, F and G. Wallonia, for now, imposes none of these renting bans.

The counter-intuitive reality is that “legal to rent” is not the same as “smart to keep.” An F or G home is more exposed to rising energy costs, harder to relet, and vulnerable to future policy that could follow the Flemish direction. Many Walloon landlords therefore renovate not because the law forces them today, but because the numbers and the market increasingly punish the worst labels.
