Selling time splits into two stages: finding a buyer, then completing the paperwork. In the strong 2025 market, sales volumes in the Liège and Namur provinces rose around 16% to 17% (source: Fednot, 2026), so well-priced homes moved quickly. The notarial deed then follows the compromis by about four months.

“How long to sell” mixes two very different clocks, and separating them removes most of the confusion. The first clock is time on the market: how long a listing takes to attract an accepted offer. The second is the legal completion clock, which is far more predictable.

On the first, 2025 was a seller’s year. Fednot reported that transaction volumes climbed roughly 16% to 17% in the Liège and Namur provinces, a sign of deep buyer demand feeding off the 3% own-home registration reform. When demand runs that hot, a correctly priced property with a clean Energy Performance Certificate (PEB) and a ready electrical compliance certificate (CE) tends to sell faster than an over-ambitious one that lingers. Pricing, not luck, is the main lever a seller controls.

On the second clock, Wallonia follows a fixed rhythm. Once buyer and seller sign the compromis (preliminary sale agreement), the notarial deed is signed roughly four months later, the window the notary uses to run soil, planning and land-register checks (source: Notaire.be). That stage is largely the same across Belgium, though the registration duties applied differ by region.

Easyhome’s own answer to the first clock is its public promise: your property sold in 15 days, or the agency fees are waived. It is a discipline on pricing and marketing as much as a headline.

At a glance

  • Stage one, finding a buyer: driven by price, condition and PEB; fastest for realistically priced homes.
  • Market backdrop 2025: Liège and Namur transaction volumes up about 16% to 17% (source: Fednot, 2026).
  • Stage two, compromis to notarial deed: about four months (source: Notaire.be).
  • Legal checks in that window: soil (BDES), urban-planning and land-register searches.
  • Easyhome lever: sold in 15 days or the agency fees are waived.
  • Seller’s main control: an accurate asking price from the start.
