The Energy Performance Certificate (PEB) works as a price signal in Wallonia: a weak rating pulls offers down and slows the sale, a strong one supports value and speed. It is mandatory for sale, rental and advertising (source: peb-connect and neocompare, 2026), so it shapes the price from the first viewing.

The PEB rating is a lever on price precisely because it is public and standardised. Wallonia requires a valid PEB for any sale, rental or advertisement, and the rating must be shown in the listing (source: peb-connect and neocompare, 2026). Buyers therefore compare two houses on their energy letter before they ever step inside, and they translate a poor letter into a lower offer to cover future renovation and higher bills.

For an investor the effect is sharper still. Wallonia caps or blocks rent indexation on the worst-rated F and G dwellings, so a landlord cannot raise the rent with inflation over time. That caps the income and, through it, the price a yield-focused buyer will pay. A strong rating avoids the cap, protects rentability and keeps the buyer pool wide.

The counter-intuitive maths is that the certificate itself is cheap against the price swing it can trigger. A house PEB costs about 250 to 380 euros and is valid for ten years, while a large or complex property may reach around 400 euros (source: peb-connect and neocompare, 2026). Spending a few hundred euros to obtain it, and potentially far more to improve the rating with Primes Habitation renovation grants, can move the final price by a multiple of that outlay.

Keep the PEB distinct from the electrical compliance certificate (CE), also required at sale, which runs from about 150 to 200 euros. This is a Walloon regime; Brussels and Flanders run their own energy-certificate rules.
