The honest answer is “it depends where in Wallonia you look”. One province leans hard on Brussels; the others largely do not. That split is the key to reading the market correctly.
Brabant wallon is the Brussels-dependent zone. As the capital’s southern commuter belt, taking in Waterloo, Wavre, Ottignies and the villages along the fast links, it absorbs buyers priced out of Brussels or seeking space within commuting range. The result is a median house of 400,000 euros, far above the Walloon median of 240,000 euros and effectively an extension of the Brussels market across the regional border (source: Notaire.be, February 2026).
Elsewhere, the picture is far more self-contained. Liège (median house 238,000 euros), Namur (260,000 euros), Charleroi (around 1,100 euros/m2) and Dinant (215,000 euros) are driven by their own local employment, amenities and demand, not by commuting into Brussels. The counter-intuitive proof is that their 2025 gains, up 13% to 17% depending on the province, came chiefly from a Walloon policy change, the 3% own-home registration reform, rather than from anything happening in the capital.
So the regional market is not one thing. Averaging Brabant wallon with the rest hides that a slice of Wallonia tracks Brussels closely while the majority stands on its own feet.
