Spanish purchase costs split into two very different tracks, and knowing which applies is the single most important thing for a Belgian buyer. For a resale (second-hand) property, you pay transfer tax, the Impuesto sobre Transmisiones Patrimoniales (ITP). This is set by each autonomous community and ranges from 4% to 10%: for example 6% in Madrid, 7% in Andalusia, and 10% in Catalonia, Valencia and Galicia (idealista, January 2026). There is no VAT on a resale.
For a new-build bought from a developer, the tracks swap. You pay VAT (IVA) at 10% (7% IGIC in the Canary Islands) plus stamp duty, the Actos Juridicos Documentados (AJD), typically 0.5% to 1.5% depending on the region, around 0.75% in Madrid (idealista, January 2026). So a new build and a resale of the same price are taxed under entirely separate regimes, and the new build is often the more expensive of the two on tax alone.
On top of tax come the professional costs, which are broadly similar whichever track applies. Expect notary fees of roughly 600 to 1,200 euros or more, land registry fees of about 400 to 1,000 euros or more, and legal or gestor services of about 300 to 1,500 euros (idealista, January 2026). If you take a Spanish mortgage, add valuation and lender costs. The counter-intuitive part for Belgians used to fixed Walloon percentages is that your Spanish bill genuinely depends on the region and on whether the home is new or resale.
