Living abroad does not stop you from selling a home in Wallonia. Belgian practice offers two well-established routes to sign at a distance. The first is the notarial power of attorney (procuration authentique): you sign a power of attorney before a notary near you, or at a Belgian embassy or consulate, authorising someone in Belgium to sign the preliminary agreement and the final deed on your behalf. The second is remote signing organised by the Belgian notary, where you appear by secure video link to sign the authentic deed electronically. Either way, you never need to board a plane for the signature.

The details that trip people up are documentary rather than legal. A power of attorney executed before a foreign notary usually has to be legalised, or carry an apostille under the 1961 Hague Convention, to be accepted in Belgium, and a document in another language may need a sworn translation. The counter-intuitive lesson is that the signature itself is the easy part; the time is spent getting your identity and authority recognised across borders, so starting that paperwork early is what keeps a remote sale on schedule.
