To sell a house in Wallonia you need proof of ownership (the last notarial deed), an EPC (PEB) certificate, an electrical compliance certificate (CE), a certified BDES soil extract, a cadastral extract, and any planning information. Easyhome gathers the full file for you.

Selling in Wallonia is document-driven from the first viewing. The notary cannot draft the deed, and a serious buyer will not commit, until the legal file is complete. Some items are legally compulsory, others simply protect you against a later dispute.

The compulsory diagnostics are three. The EPC (PEB) certificate is valid for 10 years and must already appear in your advertisement (SPW Energie, 2026). The electrical compliance certificate (CE) is required for any installation put on the market and stays valid for 25 years when the installation passes (RGIE/AREI, energiebewustontwerpen.be, 2026). Since the Walloon soil decree, the seller must hand the buyer a certified extract of the Banque de Donnees de l’Etat des Sols (BDES), which costs 30 euros for the first parcel (wallonie.be, 2026; Decret sols of 1 March 2018).

Ownership and identity documents come next: your last notarial deed (titre de propriete), your identity card, and, where relevant, the marriage contract or the deed of inheritance that establishes who is legally entitled to sell. A cadastral extract confirms the parcel and the cadastral income.

A counter-intuitive point: even a fully renovated house can be blocked at the deed if an old veranda or converted garage was never permitted. That is why planning documents (the permits and the urban information from the commune) belong in the file from day one, not at the notary’s office. If you heat with fuel oil, the tank inspection plate is added too.
