As a buyer in Wallonia you mainly provide identity documents and proof of financing (a mortgage agreement in principle). The seller supplies the legal file: EPC (PEB), electrical compliance certificate (CE), BDES soil extract, cadastral extract and planning information, which your notary then verifies.
Buying carries a lighter paperwork load than selling, because most compulsory certificates are the seller’s duty. Your own contribution is about proving who you are and that you can pay.
Identity comes first: a valid identity card or passport for every buyer, and, if you are married or in legal cohabitation, the marriage contract or cohabitation agreement, since your matrimonial regime decides how the property is held. Financing comes second. Belgian banks issue a mortgage agreement in principle (accord de principe) that you attach to your offer; the definitive loan offer then supports the suspensive condition in the preliminary sale agreement.
The documents you should demand from the seller are the ones that reveal what you are really buying. Insist on the EPC (PEB) label, valid 10 years (SPW Energie, 2026), the electrical compliance certificate (CE), and the certified BDES soil extract (wallonie.be, 2026). Read the planning file carefully: an unpermitted extension becomes your problem once you sign.
A surprising trap for buyers: in Belgium the sale is legally formed the moment your offer is accepted, under the principle that the compromis is equivalent to the sale (Belgian Civil Code, article 1583). There is no general cooling-off period, so never sign an offer before your financing and the seller’s file are checked. Easyhome verifies both sides before you commit.
