Buying a second home in Spain with Easyhome follows a clear path: get your NIE foreigner number, define your budget, view and reserve a property, sign a private reservation and deposit contract, then complete before a Spanish notary who issues the public deed (escritura). The Spanish purchase looks unfamiliar to a Belgian buyer, but its logic is straightforward once mapped out. It begins with identity and money. You need an NIE (numero de identificacion de extranjero), the foreigner’s tax number required to sign the deed, open a Spanish bank account and take out a mortgage (Costaluz Lawyers, 2026). Easyhome helps arrange the NIE, which can be obtained by power of attorney so you do not have to fly out for it.

Once your budget is set, you view and choose. When a property is agreed, the buyer typically signs a reservation and then a private purchase contract (contrato de arras), paying a deposit that is usually around 10% of the price. This deposit contract is binding: back out without cause and you generally lose the deposit, while a seller who withdraws normally repays double. Framing this early prevents nasty surprises.

Completion happens before a Spanish notary, who checks the title and identities and issues the escritura publica that transfers ownership. At that moment you settle the balance and the purchase taxes. Budget roughly 8% to 13% of the price for the full package of tax, notary, land registry and legal fees (idealista, January 2026). A counter-intuitive detail worth knowing: if you finance with a Spanish mortgage, a 10-day reflection period applies before the deed can be signed (Costaluz Lawyers, 2026), so timing must be planned.
