For Wallonia that number is a median house price of 240,000 euros across 2025, published by Notaire.be and Fednot in February 2026. A median, not an average in the loose sense, means half of all houses sold below that line and half above it, which makes it a steadier reference than a headline mean skewed by a handful of large estates.
The striking part is the pace. A rise of 15.4% in a single year is unusually strong for Belgian residential property, which normally moves in low single digits. Much of that momentum came from a policy change rather than pure demand: the drop in registration duties to 3% for an own and sole home from 1 January 2025 (down from 12.5%) put real purchasing power back in buyers’ hands and pulled demand forward.
