To make an offer you mainly need proof of identity and a clear idea of your financing, ideally a bank agreement in principle. The offer itself is a written document stating your price and conditions. The heavier legal paperwork, from the compromis onward, is prepared by the notary afterwards.

An offer in Belgium is lighter than buyers expect. What makes it valid is that it is written, dated and states a price plus any conditions; a verbal “I’ll take it” carries little weight. Easyhome puts your offer in clear form so both sides know exactly what is on the table.

On your side, two things matter before you sign. First, identity: the offer names the buyer, so have your identity documents ready, and if you buy as a couple or a company, the details of each party. Second, and more important in practice, your financing. Belgian banks rarely lend 100%, so an agreement in principle from your bank, or at least a realistic view of your own funds, tells the seller your offer is credible. Here is the reassuring surprise: you do not need the PEB certificate, the electrical compliance certificate, the soil information or the urban-planning extract to make an offer. Those are the seller’s documents to provide, and the notary gathers and checks them before the compromis and the deed. Source: Notaire.be. Your job at the offer stage is to be clear on price and any conditions, such as a loan condition.

If the offer is accepted, the paperwork escalates: the compromis (preliminary sale agreement) follows, then the notarial deed within about four months.
