Does the buyer pay Easyhome’s fees?

No. In Belgium the seller signs the sales mandate and pays the agency commission, so a buyer normally pays no Easyhome fee. As a purchaser you budget for the price, the registration duties and the notary costs. The agency’s commission is the seller’s responsibility, not yours.

This is one of the most common worries for buyers, and the answer is reassuring: the agency fee is not on your side of the table. In Belgium the seller is the one who signs the mandate instructing the agency to sell, and it is the seller who pays the resulting commission. A buyer working with Easyhome therefore normally pays no agency commission at all.

That structure follows from how a mandate works. The agency is engaged by the party who wants to sell, and it is remunerated by that party when the sale completes. Easyhome’s public promise, “Your property sold in 15 days, or the agency fees are waived,” is aimed at sellers precisely because sellers are the ones who carry the fee. As a buyer, you benefit from the adviser’s help, the viewings, the guidance on the compromis and the deed, without a commission bill.

The counter-intuitive takeaway: buyer support that costs the buyer nothing is not a loss leader or a catch, it is simply how Belgian agency remuneration is organised. Your real budget lines are elsewhere: the purchase price, the registration duties (3% for an own and sole home in Wallonia since 1 January 2025, or 12.5% otherwise), and the notary costs.
