The conditions that define a good moment to sell, rising prices and plenty of active buyers, were both firmly in place in the most recent complete year. Houses gained 15.4% across Wallonia in 2025 (source: Notaire.be), and transaction volumes rose around 16% to 17% in the Liège and Namur provinces (source: Fednot). A seller wants a deep pool of buyers competing, and that is exactly what the numbers describe.

The counter-intuitive engine behind it is a tax reform aimed at buyers. Since 1 January 2025, someone buying their own and sole home pays 3% registration duties instead of 12.5%. That saving enlarged buyers’ budgets and brought hesitant purchasers off the sidelines, so a measure designed to ease purchasing costs ended up strengthening the position of sellers by deepening demand.
