An Easyhome exclusive mandate is a written contract entrusting the sale of your property to Easyhome alone for a set period. It concentrates marketing and negotiation in one team and follows the consumer rules of the Royal Decree of 28 September 2023 (in force 1 February 2024).

An exclusive mandate (mandat exclusif) reserves the marketing and negotiation of your sale to a single agency. With Easyhome, that means one dedicated adviser, one coordinated strategy and one point of contact from valuation to the notary, rather than several agencies working the same property in parallel.

The trade-off is commitment for focus. Because Easyhome is the only agency on the file, it invests fully in professional photography, portal visibility, qualified viewings and negotiation, knowing the effort will not be undercut by a competing listing. Sellers often find this produces a cleaner process and stronger offers than a scattered non-exclusive approach.

The contract is tightly regulated as a consumer contract. The Royal Decree of 28 September 2023, applicable from 1 February 2024, gives a consumer who signs a 14 calendar-day right of withdrawal and caps notice periods, generally at one to two months depending on the term and any tacit renewal (IPI, 2024). If a consumer ends a fixed-term mandate early without cause and the property has not sold, any indemnity is capped, at most 50% of the commission in the first three months and 25% thereafter (IPI, 2024).
