The EPC (PEB) is Wallonia’s energy performance certificate. It grades a home from A++ to G, is valid for 10 years, must be drawn up by an accredited certifier and must appear in every sale or rental listing (SPW Energie, 2026).
The EPC (PEB), short for Performance Energetique des Batiments, translates a building’s theoretical energy use into a single label on a scale running from A++ (best) down to G (an energy sieve). It is the diagnostic buyers and tenants read first, because it signals both comfort and future heating bills.
Only a certifier accredited by SPW Energie may issue it. The certifier inspects the walls, roof, glazing, heating and hot-water systems, then models the primary energy consumption in kilowatt-hours per square metre per year. The certificate is valid for 10 years, unless major works change the building’s performance (SPW Energie, 2026). Typical cost sits between 150 and 400 euros, around 250 euros on average for a house (devis-wallonie.be, 2026).
The obligation is broad: the label must already be shown in the advertisement, not just handed over at signing. This applies to sales and to rentals alike.
Here is the counter-intuitive part. Unlike Brussels, which imposes a minimum E rating on rentals from 1 January 2026, Wallonia sets no minimum EPC threshold to sell or let a home (energiebewustontwerpen.be, 2026). A G-rated house can still be sold legally in Wallonia. What the poor label really costs you is negotiating power: buyers price in the renovation, and lenders increasingly scrutinise weak ratings.
