Remonter

Realistically you need about 120,000 to 150,000 euros of total project cost for a first rental in Wallonia, or from roughly 105,000 euros for a cheap Charleroi studio. With a bank funding 80% to 90%, plan for own funds of around 25,000 to 45,000 euros to cover the deposit and the 12.5% registration duties.

The minimum budget has two parts: the total project cost (property plus acquisition costs) and the own funds the bank expects you to contribute. In Wallonia the cheapest sound entry point is a Charleroi studio around 90,000 euros or a small apartment near 120,000 euros (Fednot via La DH, 2026), which sets the floor.

Acquisition costs add materially. On a rental (not your own and only home), Walloon registration duties are 12.5% of the price, not the reduced 3% owner-occupier rate (wallonie.be, 2025), plus notary and deed fees. On a 120,000 euro apartment that is roughly 15,000 euros of duties plus about 3,000 to 4,000 euros of notary costs, taking the project to around 138,000 to 140,000 euros.

Banks typically finance 80% to 90% of the value of a buy-to-let and expect you to fund the gap plus the costs from own funds. On a 120,000 euro purchase that means finding roughly 25,000 to 45,000 euros of your own money, depending on the loan-to-value the bank offers and whether it lends against costs at all.

The counter-intuitive lesson: the property price is the smaller hurdle. It is the 12.5% duties and the required own-funds slice that decide whether a project is reachable, so budgeting must start from total project cost, not the asking price. Investors who plan only for the sticker price are the ones who stall at the notary.
